Austin Heights is Coquitlam's most genuinely walkable neighbourhood that isn't a tower district, and that combination is rare in the Tri-Cities. The Austin Avenue strip carries 250-plus independent businesses — Italian delis, Persian bakeries, Korean groceries, and Rocky Point Ice Cream — so a car-light life is realistic even though SkyTrain is a bus ride away. Housing is shifting fast: older walk-ups and post-war houses are giving way to mid-rise rentals as the city's Austin Heights plan densifies the corridor, which means newer suites are arriving and rents have softened. We place young families and downsizers here who want errands, parks, and the Poirier rec precinct on foot. Schools are mid-pack on Fraser, so families chasing top rankings often look to Westwood Plateau instead, but the daily livability here is excellent. Tour both old and new stock — the gap in insulation and parking between a 1970s walk-up and a 2023 build is large.

Our advice
Before you sign a lease
- The Austin corridor is an active redevelopment zone — ask whether your building is slated for sale or redevelopment that could end your tenancy
- Older walk-ups often have one parking stall and electric baseboard heat; budget for winter hydro and a possible second-car fee
- Some 'Austin Heights' listings sit up the hill with no sidewalk to the strip — confirm the actual walk before assuming walkability
