Metrotown is where we place clients who want a genuine no-car lifestyle on a Metro Vancouver budget — a 20-minute Expo Line ride to downtown Vancouver with BC's biggest mall, Crystal Mall, and Central Park all on foot. The newest concrete rental towers around the station are the freshest purpose-built stock in the city, and a wave of completions has actually softened asking rents over the past year, so renters hold real leverage right now. We steer transit-first professionals and downsizing couples to the blocks immediately around the station, where everything is a flat walk. Families are a more mixed fit: the catchment elementaries rate mid-pack, though Moscrop Secondary is one of Burnaby's stronger publics. The trade-off is honest density — this is high-rise living with mall energy, not a quiet street — but it is the best value-per-square-foot near rapid transit anywhere in the Lower Mainland. Time a move for late summer when tower lease-ups compete hardest on incentives.

Our advice
Before you sign a lease
- Many tower lease-ups quote net effective rent after a free month — confirm the gross face rent and your renewal number in writing before signing
- Parking is increasingly unbundled in new buildings ($75–150/mo) — don't assume a stall is included
- Lower floors facing Kingsway or the mall can be loud and shaded; tour the actual unit and orientation, not just the show suite
