Lougheed is the connector's choice — it's the only town centre sitting on both the Expo and Millennium lines, so clients can reach Metrotown, downtown Vancouver, and Coquitlam without ever changing trains, and SFU is a quick hop up the hill. We place a lot of students, academics, and dual-commute couples here for exactly that reason, plus easy access to North Road's Koreatown, the best Korean food district in the metro. The City of Lougheed redevelopment is adding fresh rental towers, and recent lease-ups have softened asking rents, so renters have room to negotiate. Schools are solid-not-elite; Cameron and Lyndhurst are the catchments families ask about, and Burnaby Mountain Secondary is the local high school. The honest trade-off is that it's a busy highway-and-rail node, so quiet is not its selling point — this is connected, convenient, high-rise living. Time a move for late summer when tower lease-ups compete hardest on incentives.

Our advice

Before you sign a lease

  • Many tower lease-ups quote net effective rent after a free month — confirm the gross face rent and your renewal number in writing before signing
  • Units facing Lougheed Highway or the SkyTrain guideway can be noisy — tour the actual unit and orientation before committing
  • Parking is commonly unbundled ($75–150/mo) in the new buildings — don't assume a stall is included
