The Heights is our pick for clients who want walkable village life with real character rather than a tower-and-mall town centre. Hastings Street is one of Metro Vancouver's most intact independent high streets — Italian, Portuguese, Chinese, and Korean delis, Cioffi's, Anton's, and three blocks of bakeries and cafés you can do entirely on foot. The housing is older and lower: character houses, duplexes, and ground-level suites that make this one of our easier large-dog and family placements in Burnaby, with Confederation Park and the Eileen Dailly pool as the neighbourhood's backyard. Schools are a genuine draw — Capitol Hill and Kensington feed the well-regarded Burnaby North Secondary. The honest trade-off is transit: there's no SkyTrain station in the Heights, so this is a bus-and-car neighbourhood, and the commute downtown is longer than the town centres. We tell clients who value charm, food, and family streets over a SkyTrain platform that this is the one. Inventory is character-driven and turns slowly, so we start the search early.

Our advice
Before you sign a lease
- Many Heights rentals are suites in older houses — confirm the suite is legal, separately metered, and that yard and shared-utility responsibilities are spelled out in writing
- There's no SkyTrain here — test your real bus or drive commute downtown at rush hour before assuming the location works
- Older character buildings can have dated heating and drainage; inspect basements and windows in person, especially in this rainy region
