Pacific Relocation's take

The best rental value of Burnaby's four town centres.

Edmonds is our value pick — a household stretching a single income lands here for a reason, with town-centre living and an Expo Line station at noticeably lower rents than Metrotown or Brentwood. It's the most genuinely international corner of Burnaby, and the Highgate Village pedestrian district plus the deep bench of Asian and Persian groceries and kitchens make it an easy soft landing for clients new to Canada. Byrne Creek Ravine is the quiet surprise: a real forested salmon stream minutes from the towers. Be candid about schools — the town-centre catchments rate below the Burnaby average, so school-first families often pair an Edmonds budget with a north-Burnaby or Deer Lake catchment instead. Housing runs from new Southgate and Highgate towers to older walk-ups and rented houses, so the value is real but the polish varies. For value, transit, and community, nothing else in Burnaby competes; for top schools, look north.

Our advice

Before you sign a lease

  • Some 'Edmonds' listings are rented houses or basement suites — confirm the suite is legal and separately metered, and that you're on the lease, before paying a deposit
  • Older walk-ups near the station can have deferred maintenance and electric baseboard heat; inspect heating and ask about winter hydro bills
  • Newer Southgate/Highgate strata towers set their own pet, parking, and rental caps — get the bylaws in writing, not just the landlord's word
