The Old Mill is our default for couples relocating on remote salaries who want Bend's lifestyle without needing a car for errands. The converted mill grounds put the river trail, a dozen restaurants, REI and a cinema inside a fifteen-minute walk, and the Deschutes is effectively the backyard. The trade-offs are real: summer concert nights at Hayden Homes Amphitheater carry across the water, and a meaningful share of the condo stock cycles as vacation rentals, so year-round neighbors are thinner than the postcard suggests. We steer clients to units north of Powerhouse Drive facing away from the lawn for quieter Augusts. Winter is the negotiating window — riverfront units that wouldn't return a call in July will trade real money off in January. Families usually outgrow it; mobile professionals rarely do.

Our advice
Before you sign a lease
- Concert season at Hayden Homes Amphitheater runs roughly May–September — view on an event night and ask which way the bedrooms face before signing
- Several Old Mill buildings carry heavy short-term-rental turnover; ask the manager what share of units are vacation rentals before assuming quiet neighbors
- HOA pet rules often cap dogs at one per unit and add $35–60/mo pet rent on top of deposits — get the bylaw page in writing
