NorthWest Crossing is the most-requested address among our relocating families, and the school stack is why: High Lakes Elementary and Summit High both screen at the very top of the Bend-La Pine district. It's a planned community that genuinely works on foot — bakery, Saturday farmers market and the elementary school sit inside the street grid rather than across an arterial. Rental supply is thin and skews to single-family homes and over-garage ADUs, so we start searches eight to ten weeks before an August school start and tell clients to expect one or two viable options at a time, not a menu. Five minutes west you're at Shevlin Park or the Phil's trail network, which is the daily payoff for the price premium. Read the association CC&Rs before signing — they govern everything from trailer parking to exterior changes, and tenants are bound by them.

Our advice
Before you sign a lease
- NWX is governed by recorded CC&Rs and an active owners' association — landscaping, exterior changes and trailer/RV parking rules apply to tenants too
- Over-garage ADUs are common rentals here; confirm whether utilities are separately metered or you're splitting the main house's bill
- Westside wildfire exposure is repricing renters' insurance — get a quote for the specific address before you commit, not after
