Midtown is where we place younger remote workers and first-time Bend renters who want to bike everywhere and keep rent under the westside line. The blocks between the Parkway and 8th Street are flat and gridded, ten minutes by bike from downtown, the river and the eastside trail system. The Bend Central District rezone is filling in new mid-rise apartments along 2nd and 3rd Streets, making this the one part of town where supply is genuinely improving — useful leverage when negotiating. Food is the underrated perk: Midtown Yacht Club's cart pod and the 1994-vintage Los Jalapeños out-eat much of downtown. Walk the specific block before committing — character swings street by street, and units backing onto 3rd Street or the Parkway need real soundproofing. The corners around Greenwood and Olney are our pick for the next five years of upside.

Our advice

Before you sign a lease

  • Units backing onto NE 3rd Street or the Parkway take constant road noise — test with windows closed at rush hour before signing
  • Older Midtown four-plexes often still run zonal electric heat with single-pane windows; January bills can triple a modern unit's
  • The Bend Central District is an active construction zone — ask what's permitted on adjacent lots so a crane doesn't surprise you in month three
