Awbrey Butte is the northwest hill where Bend's larger homes and longest-tenured families sit, and clients come to us for the views, the quiet cul-de-sacs and the space a flatland lot can't offer. We place relocating executives and physicians at St. Charles here, often as a year-long rental while they shop to buy, since this is where they ultimately want to land. The catch is that it is emphatically a car neighborhood: walk and transit scores are low, there is no commercial core on the butte, and a forgotten carton of milk means a drive down to the westside or NorthWest Crossing. Rental supply is thin and pricey, skewing to whole single-family homes from owners between sales, so we treat each listing as a one-off and move fast. Wildfire exposure on the wooded upper slopes is now repricing renters' insurance, and the loop roads ice up in winter, so we factor both into every recommendation. For clients who prize privacy, view and trees over walkability, nothing in Bend competes.

Our advice

Before you sign a lease

  • Upper-slope and view lots carry real wildfire exposure — get a renters'-insurance quote for the specific address before signing, not after
  • Many homes sit in gated or view-protective HOAs that restrict fencing, exterior changes and trailer/RV parking; tenants are bound by the CC&Rs
  • The butte's loop roads are steep and ice over in winter — confirm winter access, driveway grade and off-street parking before a cold-season move-in
