Sunnyland is where we send clients who want a 1920s craftsman bungalow, a flat walk or bike to downtown, and a budget that stops short of Columbia or Fairhaven. The draw is a real neighborhood elementary, a quiet grid of owner-built houses, and a maker district along the old industrial blocks where Kulshan Brewing, a cidery and a dozen craft producers have turned former warehouses into a walkable pocket. Rentals are mostly whole houses and duplexes held by small landlords, so inventory is lumpy and dog policies are negotiable — but yards and garages come with the territory. The honest trade-off is edges: the neighborhood backs onto active rail and light-industrial land, so we steer noise-sensitive clients toward the streets south of Illinois. It is one of the more economically and culturally mixed neighborhoods in town, which clients tell us they value. We keep standing alerts here because the good bungalows lease within days of listing.

Our advice
Before you sign a lease
- Pre-1940 bungalows dominate — ask in writing about knob-and-tube wiring, side-sewer condition and any decommissioned oil tank before signing
- The north and east edges abut active BNSF rail and the makers district — visit on a weekday to gauge train and production noise from the specific block
- Washington's 2025 rent-stabilization law caps most increases at 7% plus inflation (max 10%) with 90-day notice — verify any proposed bump against it
