West Bellevue is where our executive relocations land: Meydenbauer Bay, Chism Beach, and Old Main Street's restaurant row, all a flat ten-minute walk from downtown without living in a tower. The school stack is the strongest we work with on the Eastside — Bellevue High (10/10) sits inside the neighborhood, with Clyde Hill and Medina elementaries feeding it. Inventory is the catch: a thin mix of Old Bellevue condos, 1950s–60s ranch rentals, and a handful of lakefront leases, so we typically run sixty-to-ninety-day searches and move fast on spring listings. Clients arriving from Tokyo, London, and the Bay Area dominate our placements here, and the Bellevue Club does real social heavy lifting in the first year. South Enatai is the relative value pocket — beach park, quick I-90 ramp, and some bridge hum for a few hundred dollars saved. If budget is a question, this is the wrong neighborhood; if it is not, there is no better address between the lakes.

Before you sign a lease

  • Single-family leases here often make the tenant responsible for professional landscaping of mature gardens — get the standard and the monthly cost in writing
  • Older luxury condo buildings in Old Bellevue carry rental caps, board approvals, and stiff move-in fees; confirm the HOA has rental capacity before paying deposits
  • South Enatai units near I-90 carry steady bridge noise — visit at morning rush before committing
