Mercer Island is the school-priority answer for the Seattle metro: the public high school is consistently top in Washington, the elementaries are 9–10 across the board, and the I-90 commute to downtown is 12–15 minutes. The trade is real — limited transit, almost no urban life beyond a small commercial strip, and a closed-circle social fabric that takes a year to enter. We place a significant share of senior tech and finance families here who plan to stay 5+ years.

Our advice
Before you sign a lease
- I-90 closures (rare but disruptive) are the only inbound route — verify your backup plan
- Some waterfront properties carry private dock fees and HOA assessments separate from rent
- Older homes on the slopes can have drainage issues; ask for the most recent inspection
- Mercer Island residency may have school enrollment implications mid-year — confirm with the district
