Factoria is our quiet workhorse placement: families chasing the Newport Heights–Tyee–Newport school stack, and T-Mobile HQ staff who want to walk to work. The Marketplace @ Factoria handles every errand in one stop — T&T Supermarket's first US store landed here, which tells you how the neighborhood eats. You trade charm for convenience: this is an I-90/I-405 interchange district, and the difference between a great unit and a regrettable one is usually freeway exposure. We send clients to buildings backing the Coal Creek greenbelt or up the Somerset slope edge for quiet, and Mercer Slough's boardwalks redeem the asphalt within five minutes. Rental stock is mostly 1990s–2010s corporate-managed complexes, so expect polish, pet rent, and firm lease terms. Inventory here is the steadiest of our five Bellevue picks — a good fallback when downtown concessions dry up.

Our advice
Before you sign a lease
- Tour at rush hour: units facing I-90, I-405, or Factoria Blvd carry real noise, and the boulevard itself crawls from 4–7pm
- Corporate-managed complexes stack fees — per-pet rent, amenity fees, and mandatory utility billing services; get the true monthly all-in number in writing
- Some 'Factoria' listings are actually up the Somerset hill with no sidewalk connection — verify the walk to the Marketplace before assuming walkability
