Downtown Bellevue is where we place clients who want Seattle-level urbanity with Eastside commutes — most of our Amazon Bellevue and Valve placements never need a car. The 2 Line light rail now runs from Bellevue Downtown Station to the Microsoft campus in about ten minutes, which reshaped the relocation math overnight. Towers west of Bellevue Way near Downtown Park are noticeably quieter than the NE 8th corridor; we ask for east-facing units when clients want sunrise over the Cascades instead of traffic. New tower lease-ups cycle generous concessions — six to eight weeks free is common in winter — so flexible movers do very well between November and February. Families are rare in the core, but the Bellevue High assignment is a genuine 10/10 and KidsQuest plus the Inspiration Playground cover younger kids. Budget honestly: parking, pet rent, and amenity fees routinely add $300–450 to the sticker price.

Our advice
Before you sign a lease
- Lease-up concessions are amortized — your renewal will be quoted at face rent; negotiate a renewal cap in writing before signing
- Parking is almost always unbundled in the towers ($150–$300/mo) and waitlisted in older buildings
- Check the construction pipeline next to your block — multiple tower sites and Grand Connection work mean 7am pile-driving in parts of the core through 2027
