Bridle Trails is the placement that surprises people: a 482-acre equestrian forest ringed by horse acreage, ten minutes from both the Microsoft campus and Downtown Bellevue via 520 and 405. Rentals are scarce and mostly single-family houses, with a few condo and townhome pockets along 140th and the Kirkland edge — when a good house lists it moves in days, so we pre-qualify clients before the search starts. This is where we send senior engineers with kids and a big dog: Cherry Crest Elementary is a 10/10, yards are real, and the trails start at the end of the street. There is no commercial core beyond the small shopping center on 132nd, so plan on one car per adult. Summer evenings at the Lake Washington Saddle Club shows are free and very much the neighborhood's social life. If your priority is walkable nightlife, take downtown; if it is quiet and a 520 on-ramp, nothing else on the Eastside compares at this distance.

Our advice

Before you sign a lease

  • Most rentals are individually owned houses — nail down who maintains the yard, gutters, and septic (some older acreage lots are not on sewer) before signing
  • Asking rents spike on thin inventory here; comparable-shop against Kirkland's Rose Hill and Houghton before agreeing to a number
  • If the listing advertises horse-keeping, confirm paddock and stable rights are actually written into the lease — some owners retain them
