South Beaverton is the address we hand to families whose first question is schools, full stop. The Scholls Heights / Conestoga / Mountainside path is among the strongest assigned-school chains in the district, and the housing stock skews newer than the rest of Beaverton, with more 1990s-and-later homes and townhomes. Progress Ridge TownSquare gives the area a genuine evening-out destination, and the Fanno Creek trail network keeps it green. The catch is that it is firmly car-oriented: walk and transit scores are low, the Portland commute runs 30+ minutes in traffic, and you will drive to almost everything. Because demand is school-driven, the family-sized rentals and homes get tight every spring as leases turn for the school year, so we pre-place clients in late winter. It suits established families and remote workers far better than anyone commuting daily to the central city.

Before you sign a lease

  • School-attendance boundaries can shift with district rebalancing — confirm the assigned school for the exact address, in writing, not the neighborhood reputation
  • Family-sized inventory tightens sharply March–July as leases turn for the school year; start early or expect to compromise
  • HOA-governed townhome rentals often cap pets at two and add monthly pet rent — get the HOA pet rule, not just the lease, before signing
