Central Beaverton is our default answer for clients who want a real downtown and a one-seat train ride to Portland without paying Portland prices. The Round and the surrounding blocks put the MAX Blue and Red lines, sixty-odd restaurants, the farmers market and the library inside a fifteen-minute walk, and the immigrant dining scene here is genuinely a draw rather than a consolation. The trade-off is schools: the assigned public elementaries sit middle-of-the-pack, so we steer families with school-age kids toward Vose-line addresses or the westside instead. Inventory is mostly mid-rise apartments rather than houses, and the newest buildings around the station carry the steepest pet rent. Rents have softened a touch over the past year, which makes winter a real negotiating window on the larger units. We place a lot of single professionals and DINKs here and they rarely look back.

Our advice
Before you sign a lease
- Several Round-area buildings add $40–75/mo per-pet rent and enforce breed limits on top of deposits — get the pet addendum in writing
- Units facing the MAX platform and Beaverton-Hillsdale Highway carry real train and traffic noise; tour during a weekday rush before signing
- Some older downtown walk-ups lack dedicated parking — confirm whether a permit or paid space is included or budget $75–125/mo
